Before You Apply
Each resident over 18 needs to fill out a separate application. There is no application fee. BELOW you will find answers to frequently asked questions about our rental policies. These cover issues like our pet policy, renter's insurance, rental deposits and payment policy.
Pet Policy: Some units are more suited for pets than others. We charge $50 more per pet, per month. Assistance animals are verified through PetScreening.com. If in doubt, CALL US about your pets to see if they qualify. 573-303-3841.
Renter's Insurance is Required: Our insurance policy covers the duplex structure but not to replace your personal belongings. You will need renter's insurance to cover your belongings from fire or theft. It is inexpensive and generally available form any agent who sells car or homeowners insurance. You will need $100,000 in liability coverage which is usually standard.
Deposit: The damage deposits for our units are equal to one month's rent. Deposits must be paid in advance and are generally NOT accepted in payments. When you pay a deposit you are committing to take the unit on the agreed upon move-in date and you will sign a lease.
Rent Payment Policy: Rent is due on the 1st of each month. Late fees are determined by postmark date if mailed or date posted to your account if paid directly through our tenant portal.
1st-5th - Contract rent due
6th – Contract rent plus $50 late fee due
7th- Contract rent, plus $50, plus $5 per day until rent is paid.
Resident portal: We have an online resident portal where rent can be paid online through electronic funds transfer from your bank, by credit card or paid by cash at local Casey's Stores or Walmart and recorded directly to your account. You may also mail a check or money order to our post office box. Our portal is also a quick convenient way to communicate with us and request maintenance.
Last month's Rent: There are circumstances where we may ask for payment of last month's rent to approve an application. This is generally when an applicant's rental history or credit is not strong.
